MAHANOY CITY — Workers are preparing the site for construction in the Mahanoy Business Park where three warehouses will go up in the near future.
Frank Zukas, president of the Schuylkll Economic Development Corporation said the developer of the project is NorthPoint Development of Kansas City, Missouri, the same developer responsible for a massive warehouse on the site of the former Schuylkill Mall near Frackville.
He said that NorthPoint has not said if any tenants have committed to occupy the warehouses in the Mahanoy park, meaning the warehouses can be constructed and then made available for a company to occupy.
“They can build in speculation unless they already have an end user, then they will build to the specifications of that user,” Zukas said.
The three warehouses will be 1,100,100 square feet, 850,440 square feet and 500,460 square feet and include water, sewage and electrical service.
Zukas said the 450-acre site, in Mahanoy and Ryan townships, is located on land that starts near the junction of Interstate 81 and Route 54 on Vulcan Hill and continues to an area along Burma Road. The main entrance will be off of Burma Road with a secondary entrance off of the eastbound lanes of Route 54.
At the site in Mahanoy and Ryan townships, clearing trees and leveling the ground has been underway for about six months and should be completed by the end of the year, Zukas said. Then, in the spring, the installation of building pads will begin in preparation for the actual warehouse structures, he added.
To date, Zukas said the Schuylkill County Municipal Authority has already installed a 12-inch water main to the site and a sewage treatment plant will follow in the future.
At the site of the former Schuylkill Mall, a few miles west of Mahanoy Business Park, sits a massive warehouse that has not been occupied since construction was finished last year.
That, however, is going to change.
Zukas said a tenant has now been found to operate a distribution center similar to facilities such as the Amazon distribution center near Hazleton.
The tenant moving into the site of the former Schuylkill Mall has not been identified but Zukas said crews are now working inside installing offices, bathrooms and more.
