The year’s 15 most in-demand Portland-area neighborhoods based on home sales might surprise you

Despite a cooling real estate market, homes in some Portland metro areas are selling more quickly than others, particularly compared with the number of listings available.

Using data from the Regional Multiple Listing Service, we compared the number of residential properties on the market at the beginning of each of the first three quarters of 2019 with the number sold during the previous three months to determine the 15 most in-demand neighborhoods so far this year.

These neighborhoods are in urban and suburban locales.

1. South Beaverton

In the 97008 ZIP code, there were 294 sales in the first three quarters of 2019 and the average inventory is 38 days. Based on the latest data, homes spent an average of 19 days on the market and the median sale price was $420,000.

2. South Aloha

In the 97078 ZIP code, there were 226 sales in the first three quarters of 2019 and the average inventory is 34 days. Based on the latest data, homes spent an average of 20 days on the market and the median sale price was $345,000.

3. Tigard

In the 97223 ZIP code, there were 550 sales in the first three quarters of 2019 and the average inventory is 89 days. Based on the latest data, homes spent an average of 24 days on the market and the median sale price was $428,250.

4. Arnada/Shur/West Minnehaha, Vancouver, Washington

In the 98663 ZIP code, there were 177 sales in the first three quarters of 2019 and the average inventory is 29 days. Based on the latest data, homes spent an average of 26 days on the market and the median sale price was $349,900.

5. Evergreen, Vancouver

In the 98684 ZIP code, there were 277 sales in the first three quarters of 2019 and the average inventory is 48 days. Based on the latest data, homes spent an average of 32 days on the market and the median sale price was $325,000.

In the 97124 ZIP code, there were 464 sales in the first three quarters of 2019 and the average inventory is 82 days. Based on the latest data, homes spent an average of 24 days on the market and the median sale price was $405,000.

In the 98683 ZIP code, there were 333 sales in the first three quarters of 2019 and the average inventory is 59 days. Based on the latest data, homes spent an average of 32 days on the market, and the median sale price was $379,900.

In the 98664 ZIP code, there were 253 sales in the first three quarters of 2019 and the average inventory is 46 days. Based on the latest data, homes spent an average of 24 days on the market and the median sale price was $329,900.

In the 97062 ZIP code, there were 284 sales in the first three quarters of 2019 and the average inventory is 53 days. Based on the latest data, homes spent an average of 28 days on the market and the median sale price was $462,750.

In the 97267 ZIP code, there were 321 sales in the first three quarters of 2019 and the average inventory is 60 days. Based on the latest data, homes spent an average of 26 days on the market and the median sale price was $398,500.
